Upon registration, a new client completes an investment appraisal, either online or with one of our property consultants, then leaves the rest to us.
We use the investment appraisal to determine your investment objectives. You may want a property that produces a positive cash flow from rental incomes received or you may prefer a property that produces a capital gain. You may be looking for a combination of the two. Whatever your investment goals, we will acquire a range of investment property that meets your needs.
Our market research teams compile a detailed report of the potential growth areas in various regions of the UK. Based on this information, our consultants identify the potential investment opportunities from within the top three regions. Armed with various land registry reports and local area statistics, these regions are scrutinised by our teams and potential new opportunities are identified.
As we have a long-standing relationship with various developers and secure each deal prior to public launch, we are able to negotiate an attractive pricing structure for individual plots on your behalf. An independent firm then
confirms the agreed value of these properties. We do the due diligence so you don’t have to.
We then offer these properties to you, our client base. Upon receiving an offer, we collect the reservation fee, and instruct solicitors and our mortgage brokers, if required.
For most UK investors, we can arrange, via our mortgage broking partners, funding from 80% LTV for residential properties and 70% LTV for commercial. These rates differ for our overseas investors and are based on various other criteria which must be met in order to qualify.
In some cases, our panel of lenders may offer a higher LTV which allows our investors to benefit from gearing, which helps increase net yield and maximise capital growth.
Having obtained a suitable property, we will appoint our regional partners, to let and manage the property on your behalf, as required.
